Agencies change fees and rates without notice, so confirm with Pag-IBIG before you rely on them. Last verified: 2026-08-31.
What this calculator does
You give it four things: the property price, the down payment as a percentage, the interest rate to assume, and the term in years. It returns the loan amount, the monthly amortisation, the total paid over the term and the total interest.
The rate field is deliberately empty. This site does not pre-fill agency rates, because a rate typed into a page in one year is a wrong number in the next. Pag-IBIG’s published rates are in the tables below.
Rates you can put in the rate box
Pag-IBIG publishes six rates for the regular housing loan, each listed against a repricing period. The page carrying them states “Here are our rates until December 31, 2026”.

Two promotional rates run alongside them, both covering the first 3 years of the loan term.

A separate Affordable Housing Loan exists with rates as low as 3% for minimum-wage earners. That is a different programme and this calculator does not model its rules.
What the calculator does not know
Three limits worth reading before you trust an output.
- It pairs one rate with the whole term. Pag-IBIG lists each rate against a repricing period, and this page does not have Pag-IBIG’s own explanation of how that repricing is applied. Running a 20-year term at 8.500% assumes 8.500% holds for 20 years, which is a modelling assumption made here for comparability, not a Pag-IBIG quotation.
- It covers principal and interest only. Pag-IBIG’s page also has sections on the loanable amount by income, fees, insurance premiums and the Housing Loan Reserve Payment. Those were not read from the source, so nothing here reflects them.
- The ₱10 million ceiling is not enforced by the tool. Pag-IBIG publishes ₱10 million per member as the maximum and up to 30 years as the maximum term, with up to 2 co-borrowers allowed on the same loan. Enter a price above what that supports and the calculator will still compute.
The rates are official, Band B figures read from Pag-IBIG. The projections are this site’s arithmetic on them.
Worked example: a ₱3,000,000 property at 10% down
The loan is ₱2,700,000 in every row. Only the term and its paired rate change.

Look at the monthly column from top to bottom. It falls all the way to 25 years, then turns back up at 30 years, from ₱22,890 to ₱23,197. That is not an error. Going from 25 years to 30 adds 0.625 percentage points to the rate, and under the pairing described above the extra rate costs more than the extra 5 years of spreading saves. A 30-year term at 9.750% carries both a larger monthly payment and 5 more years of it than a 25-year term at 9.125%, and ₱1,484,022 more interest.
What the down payment does
Same ₱3,000,000 property, same 20-year term at 8.500%, varying only the down payment.

Every 10 percentage points of down payment on this property removes about ₱2,604 from the monthly payment and about ₱324,832 from the projected interest. The relationship is linear because the loan amount is the only thing changing.

The last row is the ceiling. At 10% down, a property priced ₱11,111,111 borrows exactly the ₱10,000,000 maximum, and the projected interest of ₱10,827,757 exceeds the amount borrowed.

What the promo rate is worth, and what it hides
The promo covers the first 3 years only, so the fair comparison is the first 36 months of payments against the regular rate paired with the same term.

On the ₱4,000,000 property the promo is worth ₱8,467 a month, or ₱304,785 across the first 36 months. On the ₱6,000,000 property it is ₱14,881 a month, or ₱535,730 across the same 3 years.
That is also the trap the calculator can help you avoid. Run it once at the promo rate to see what you pay for the first 3 years, then run it again at the regular rate paired with your term to see what the payment may become from year 4. Budget against the second number. Pag-IBIG’s page does not state what rate applies once the promo period ends, and both promo rates are valid until 31 December 2026.
