What this calculator does

You give it four things: your total accumulated Regular Savings, the percentage you want to borrow, the interest rate to assume, and the term in years. It returns the loan amount and the monthly amortisation.

The rate field is deliberately empty. This site does not pre-fill agency rates, because a rate typed into a page in one year is a wrong number in the next. Pag-IBIG’s published rates are below.

Rates you can put in the rate box

Pag-IBIG publishes the MPL rate per month and the Calamity Loan rate per year, so they need different treatment before they go into an annual field.

That conversion is this site’s arithmetic, not a Pag-IBIG figure. Pag-IBIG does not publish an annual equivalent for the MPL, and it does not publish the amortisation method it actually uses for either loan. Everything the calculator returns is a projection on a published rate, not a Pag-IBIG quotation.

What the calculator does not model

  • The deferred first payment. The MPL has one, and Pag-IBIG does not publish how long it runs. The Calamity Loan’s first payment is due on the 3rd month after release. The calculator assumes level payments from month 1.
  • Existing loan balances. Pag-IBIG releases the 90% figure minus the outstanding balance of any existing MPL, Calamity Loan or HELPs. Enter a lower percentage to approximate that.
  • Fees, insurance or penalties. Pag-IBIG publishes none of these on the MPL page, so none are modelled here.

Borrowing less than the ceiling

The percentage field is the one most people leave alone, and it is the one worth moving. On a ₱100,000 Regular Savings balance over 24 months:

Dropping from the 90% ceiling to 70% cuts the projected interest by ₱3,848 and the monthly payment by ₱993. Nothing in Pag-IBIG’s rules requires you to take the maximum.

The Calamity Loan is only open when a state of calamity has been declared for your area, and it must be applied for within 90 days of that declaration, so this is a comparison rather than a choice. The Pag-IBIG Calamity Loan guide has the rules.

Growing the number you type in

The savings balance is the input that actually controls the loan size, and it is the one you can change. At the mandatory ₱400 a month:

Dividends sit on top of every row, and Pag-IBIG declared 6.62% on Regular Savings for 2025. Those figures exclude them, so they understate a real balance. The Regular Savings guide has the projections with dividends included and the modelling caveat behind them.
