Pag-IBIG sells properties it has acquired, and the discount is decided by how you pay, not by negotiation.
Individual Sale: one bid, one property

Available to individuals or companies making a one-time purchase of more than one acquired asset with an aggregate gross selling price of at least ₱10,000,000.00.

Note the two cliffs. Crossing ₱50,000,000.00 by one peso moves the discount from 40% to 42% and cuts roughly ₱1,000,000.00 off the price; crossing ₱100,000,000.00 moves it to 45%.
Sale via Memorandum of Agreement
Available to employers, employees’ associations or cooperatives whose members would like to purchase more than one acquired asset, again with an aggregate gross selling price of at least ₱10,000,000.00.

The platform requires you to create a Buyer ID, and provides a cart and bid tracking once you have one.
Pag-IBIG’s own warning about agents
Pag-IBIG publishes this in Filipino on the auction platform, and it is worth repeating plainly:
There are no accredited brokers or agents who may offer or sell Pag-IBIG Acquired Assets. Transactions for bidding on or buying them may only be done within Pag-IBIG’s own offices.
Anyone presenting themselves as an accredited agent for these properties is misrepresenting their position.
Where the property list lives
Pag-IBIG publishes its own List of Properties for Sale, and a separate list for bulk and group sale. This page does not reproduce either. Inventory turns over continuously, and a copied list misdirects buyers to properties that have already sold.

What this page does not cover
Pag-IBIG does not publish, on the page read for this guide, the bidding procedure step by step, deposit requirements, the treatment of tied bids, occupancy status of individual properties, transfer costs and taxes, or how quickly a discount lapses after an award. None of those are stated here.
A note on scope. This cluster was originally listed as a per-property listings build over Pag-IBIG’s published inventory. That cannot be built from a public source. The inventory lives on the Online Public Auction platform behind a Buyer ID, and the separate Online Property Bidding address returned a maintenance page when checked on 1 September 2026. A listings site would therefore be republishing data from behind an account, on a live government bidding system, with no guarantee it stayed current, and a stale property listing is worse than none.
What is here instead is the discount and sale-mode structure: stable, published, and the part a buyer needs before looking at any individual property.
